The Islands of San Pedro

Project Description:

Location: The project theme is based on a Mayan ruins rising from the earth and is located on 90 acres of land directly across the lagoon from the west coast of Ambergris Caye. It is the major part of the main island of a large cluster of islands 1 mile from San Pedro. This offers both a remote location and is highly accessible.

Planned Development: This is a highly thought out designed, planned development.  There are presently over 20 projects in the plan. The initial projects are condominium developments providing vital critical mass for buyers and creating a “village” atmosphere for activity. The next stages are to be individual residences, luxury accommodation sub-divisions, and a 45 acre hotel / resort development (with restaurants) and a marina. The delay of these constructions phases will create demand from neighboring development and will provide the leverage financing for the larger scale investments.

There is an additional 200+ acres that could be included for an additional $2 million investment to create Belize’s first truly planned development, and it’s largest.

Permitting is rarely a problem in Belize as the government is wholly supporting progress with a planned development, properly executed, taking precedence.

The island of Ambergris Caye is experiencing a tremendous growth spurt with two major golf courses being constructed along with the accompanying home developments.

Accessibility: The project being only 1 mile from San Pedro makes it highly accessible. San Pedro is serviced by 22 daily commuter flights from the mainland which experiences daily International flights from Miami, Dallas, Houston, South and Central America. The Belize City airport in Ladyville is being expanded to accommodate jumbo jets. This project is supposed to be completed by end of this year. There will be a private dock on Ambergris for the excursions back and forth from the Islands.

Infrastructure: Master Plan development design and infrastructure budget of $360,000 per acre to include:

·         Waste Management systems and controls

·         Maximize the extent of Green Growth areas

·         Solar and Heat collectors and future geo-thermal systems for hot water and developing power requirements

·         Set backs and building site plans designed for maximum trade wind pathways

·         Only electric golf carts permitted

·         Erosion protection by continuous sea wall

Investment Potential: You can purchase 100% of the project for $18,000,000 or own one of the individual projects based on a per acre basis. The outright buyout will maintain the present design team and architect throughout the project completion. This estimate includes mortgage financing (which may not be needed dependent upon the investment amount available), but does not include possible mortgage income from sales, and appreciation.
